Terms and Conditions:

Occupancy: The said premises shall be occupied by no more than the number of adults and children stated by Guest during the time of booking at all times.  

It is agreed that the Premises shall be used only for residential purposes, no animals and for no other purpose whatsoever.

Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the
Premises, or will cause a cancelation of any insurance policy covering the Premises.

Smoking: Smoking is strictly prohibited inside the premises. If you must smoke, do so outside.

Pets: No pets shall be allowed inside the premises or brought onto the property. Unless it is authorized-See Provisions in lease.

Parking: Tenants shall only park in the driveway or designated parking spots. No boats or cars may be parked on the lawn or the road. 

Termination: This agreement and the tenancy hereby granted may be terminated by Guest at any time by giving the Agency notice in writing. If the reservation is canceled or property is vacated before date of termination guest will be responsible for payments of the full term of the lease if canceled or vacated week(s) cannot be re-rented. In the event the canceled or vacated week(s) are re-rented, a 25% service charge will be deducted from the collected rents and the balance returned.

Non-Discrimination: North Star Properties LLC and Owner agree that, as required by law, discrimination because of race, religion, color, national origin, sex, marital status, age, familial status, or disability of the parties hereto with respect to the sale or the lease of this property is prohibited.

Assignment or Subletting: Guest shall not assign this Agreement or sublet any portion of the premises without written consent of the Agency.

Default: If Guest shall fail to pay rent when due or perform any term hereof Agency, at his option may terminate all rights of the Guests hereunder, unless Guest shall immediately cure such default. If Guest abandons or vacated property, while in default in the payment of rent, Agency may consider any property left on premises to be abandoned and may dispose of the same in any manner allowed by law.

Ordinances & Statutes: Guests shall comply with all statutes, ordinances and requirements of the municipal, state and federal authorities now in force or which may hereafter be in force pertaining to the use of the premises.

Liability: Guests shall defend, indemnify and hold the Owner of the property and Agent harmless from and against any claim, loss or damage to any person or property in or upon the premises or any area allocated to or used by the Guest or its invites, arising out of the Guest’s use or occupancy of the premises, excepting any intentional or negligent acts on the part of the owner or the Agent.

Upkeep of premises: Guest shall keep and maintain the premises in clean and sanitary condition at all times and upon the termination of the tenancy shall surrender the premises to the Agency in good condition as when received. 

Utilities: Owner shall be responsible for the payment of all utilities, local phone service and internet (where available), except long distance (if available) which shall be paid by Guest.

Swimming Pools, Hot Tubs and Saunas: If the leased premises contains swimming pools, hot tubs and saunas, the Guest agrees to assume the full responsibility for the use of the said facilities accepting any unintentional, intentional gross negligent acts on the part of the Owner, Agent, Guest or Renters Guests. 

Right of Entry: Agency reserves the right to enter the premises at all reasonable hours of the day for the purposes of inspection, wherever necessary to make repairs and alterations to the premises, or to show prospective purchasers, mortgagors, workmen or contractors, with advance notification to the Guest whenever reasonably possible. 

Repairs or Alterations: Guest shall be responsible for damages caused by his or her negligence and that of his/her family or invitees and guests. Guest shall not paint, paper or otherwise redecorate or make alterations to the premises without prior written consent of the Agency.
Agency is not responsible for compensation of any part of rent due to failure of fixtures or appliances resulting in short term inconveniences.
All repairs will be attended to as soon as possible. 

Attorney’s Fees: In the event of default by either party in the terms or covenants of this lease agreement the party deemed to be in default shall be responsible to the other party for all the damages caused by said default including but not limited to the reasonable and actual attorney’s fees. 

Bounced Checks: In the event a check should bounce, we ask for payment in the form of a cashier’s check or money order. There will be a $50.00 fee for all bounced checks. 

Housekeeping: In the event there is excess abuse to the home you will be charged $40.00 an hour for additional cleaning. 

Dog Policy: If dogs are allowed on this lease, an additional $150.00 deposit is required per dog, with a 2 dog limit. We will need a full disclosure of the type of dog and its size. 
Renter will be responsible for any damages to the premises (including Pool, Hot Tub, Fencing, and Landscaping) or injuries caused by your dog.
Dogs are not allowed in any of the Pools or Hot Tubs! Most importantly, Renter is responsible for cleaning up after their dog prior to departure. All waste from dog to be removed or a $150.00 per dog will be deducted from your security
deposit. Owner/Rental Agency not liable for any acts on dogs behalf.                                                                                                         

Executed Lease Policy: We strive hard to make sure all information pertaining to the lease is accurate. Once we have processed a lease agreement entirely, any changes requested to alter that lease in a major way, may result in a $35.00 Fee.

Keys: If you have lost or misplaced keys to your rental property, please notify North Star Properties L.L.C. Before using force to enter unit. A fee of $100.00 will be charged to make new keys and change locks.  There will be a $50.00 charge for not returning keys to the lock box when your rental is over.

Extra Charges: We kindly ask that you please start a load of towels. We ask that you phone us and let us know if there is any excess garbage that will not fit in the can. If we are not notified or you don’t dispose of it, there will be a $50.00 fee.

Lease: Leases must be returned within 7 business days from the time they are sent or we will no longer be able to hold your rental date(s) request.

Travel Insurance: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000.00. Any damages that exceed $3000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy www.vacationrentalinsurance.com/g20vrd. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly North Star Properties L.L.C.  any amount payable under the terms and conditions of the Vacation Rental Damage.

Reservations and Deposits:

All reservations require a payment to hold chosen dates.

Reservation Prices do not Include:

Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.
